The Elithis Arsenal Tower in Dijon has been acquired by Catella Residential IM as part of its €2 billion investment program.

This is the second of 100 buildings in the exclusive partnership signed between Catella Residential Investment Management (CRIM) and Elithis, a Dijon-based engineering and real estate group that designs positive energy towers – which produce more energy than they consume – at construction price levels comparable to those of conventional buildings.

Acquired for €16 million, the Arsenal Tower, scheduled for delivery in 2023, is the second Elithis design in Catella’s €2 billion residential investment plan.

With a surface area of 6,000 m², the Tower will house 59 apartments and nearly 1,140 m² of office space. Designed by the architectural firm ARTE CHARPENTIER, it will offer total reversibility of use, with the possibility of easily switching from residential to tertiary use. Its energy balance will be positive from the start thanks to photovoltaic panels and its bioclimatic design designed to protect the environment and preserve natural resources.

Located near the Jean Jaurès streetcar stop, two and four stops from the Dijon train station and the city center, this new Elithis Tower is part of the Arsenal eco district. This is complemented by housing, offices, services and shops. Various public facilities, including the Minoterie cultural space, the two-hectare Arsenal public garden and the Calypso private daycare center, contribute to the life and liveliness of the neighborhood.
