The Elithis Arsenal positive energy tower in Dijon acquired by Catella Residential IM

the 23/06/2021

Press release

The Elithis Arsenal Tower in Dijon has been acquired by Catella Residential IM as part of its €2 billion investment program.

This is the second of 100 buildings in the exclusive partnership signed between Catella Residential Investment Management (CRIM) and Elithis, a Dijon-based engineering and real estate group that designs positive energy towers – which produce more energy than they consume – at construction price levels comparable to those of conventional buildings.

Acquired for €16 million, the Arsenal Tower, scheduled for delivery in 2023, is the second Elithis design in Catella’s €2 billion residential investment plan.

With a surface area of 6,000 m², the Tower will house 59 apartments and nearly 1,140 m² of office space. Designed by the architectural firm ARTE CHARPENTIER, it will offer total reversibility of use, with the possibility of easily switching from residential to tertiary use. Its energy balance will be positive from the start thanks to photovoltaic panels and its bioclimatic design designed to protect the environment and preserve natural resources.

Located near the Jean Jaurès streetcar stop, two and four stops from the Dijon train station and the city center, this new Elithis Tower is part of the Arsenal eco district. This is complemented by housing, offices, services and shops. Various public facilities, including the Minoterie cultural space, the two-hectare Arsenal public garden and the Calypso private daycare center, contribute to the life and liveliness of the neighborhood.

“Since its foundation, Elithis has given itself the vocation to make positive energy accessible to all by answering the great stakes of the 21st century, such as the energy crisis, the global warming or the energy precariousness. As a building engineering consultant, Elithis has also become a builder by transforming its grey matter into virtuous real estate projects. Based on 15 years of R&D, the Elithis Arsenal Tower in Dijon is the 6th real estate project to be built. Our partnership with Catella Rim, after the Saint-Etienne and Dijon towers, continues with a hundred or so projects of the same type in France and Europe. Thanks to this alliance which reconciles ecology, economy and convictions, Elithis is anchored in the French and European real estate landscape for the benefit of the current and future generations” -. Thierry Bièvre, President and Founder of Elithis

“In April, the EU announced a new target to reduce CO2 emissions by -55% by 2030, as well as the ultimate goal of carbon neutrality in 2050. Elithis towers already exceed them with 30 years ahead thanks to their own technology. The tower will offer its residents a gain in comfort and purchasing power thanks to spacious and functional spaces and an energy bill close to 0€. This second acquisition in Dijon is particularly symbolic, since it is there that our partner Elithis Groupe developed its first positive energy tower in 2009, which hosts, among other things, the company’s headquarters. At the time, it was the first positive energy office tower in the world – it continues to far exceed the regulatory requirements of the sector and has become the model for Elithis’ residential towers.” – Xavier Jongen, Managing Director of Catella Residential Investment Management (CRIM),

BE REAL Investment Management, a French partner of Catella Residential IM, led the entire acquisition due diligence process. Catella Residential IM was advised by Allez et Associés for the notary part, Keeping Macogep for the technical part, Archers for the legal part and Bureau Veritas for the environment.
